In general, we will need the following documentation. However, depending on your credit, not all items are always necessary. 

1. If you are purchasing a property, Property Information (if you already have a contract on a house)
Purchase Agreement and Addenda
If you sold your current home, copy of the HUD 1 Settlement Statement

2. If you are Refinancing a current mortgage:
Current 1st and/or 2nd mortgage statement
Insurance declaration page

3. Income & Assets:
Pay stubs for the past 30 days
Name and address of all employers for the past 2 years
W2’s for all employers for the past 2 years
Federal Tax Returns for the past 2 years, all schedules
3 months asset statements, all pages (checking, savings, investment, 401k, IRAs)

If you have made any large deposits into your accounts:
Explanation and source for deposit
If large deposit was a gift:

Signed gift letter (lender can supply)
Copy of gift check
Copy of deposit receipt

If you own more than 25% of a business:
Corporate or partnership tax returns (all pages)

If self-employed:
Year to Date Profit and Loss Statement prepared by an Accountant or CPA

If you own rental property:
Current rental agreements

If you are retired:
Pension award letters

If you receive social security:
Social security award letter

If you are using child support as income:
Copy of divorce decree or child support order
Birth certificate of child(ren)
Proof of timely support payments (history from child support office is acceptable)

4. Debts
Names, addresses, account numbers, balances and monthly payments on all current loans:

Explanation of credit report anomalies, including:

Late payments; credit inquiries in the last 90 days; charge-offs; collections; judgments and/or liens 
Bankruptcy filed within the last 7 years (bring a copy of your bankruptcy papers, all pages, and the Discharge Letter signed by the Judge)

5. VA Loans
Copy of Form DD-214, Report of Separation or In-Service Letter

6. Miscellaneous
Driver’s License and Social Security card
Residence addresses for the past 24 months
If renting for the past 12 months, either 12 months cancelled checks (front and back) or property management contact information
If applicable, copy of your divorce decree
If you are NOT a US citizen, a copy of your green card or VISA
